All of my books are VERY OLD and have 100+ years of wear to varying degrees. Boards - very secure, some discoloration to the covers - with a bit of edge wear too. Very good -1 very, very, small spit back side [half an inch]. Inner hinges - very good. Pages - generally pretty clean -just a few spots. Writing - name stamped & 2 very, very, small stickers on ffep - see last picture. Rips /folds - no rips that I saw - 4 folds plus the bottom edge of the pages are lightly bent to apx half of the book. Rear free end paper missing. A RARE ONE FOR YOU! [might make a good "toilet" book].
